What if a prospective buyer has no credit (because he has always paid cash for things needed) and his name has not been attached to any bills, such as rent, phone and utility bills?

Rent lease is in my ex-wife's name, utilities are included in the rent and the phone and cable bills are in her name as well.

I am currently interested in some properties with a relatively small mortgage ($40,000) but I am reflected in the above description. My income is through Social Security Disability, and I receive enough through this to pay the mortgage on a loan this size.
